The objective of this paper is to analyze the relationship between public land privatization policies and real estate financialization processes, focusing on the case of the Sancor Seguros Group. The hypothesis proposed is that, starting in 2015, the accelerated auctioning of public properties in the Autonomous City of Buenos Aires served as a key "gateway" facilitating the participation of this insurance company in the production of the built environment. Additionally, we argue that the highly selective nature of the designed projects could consolidate Sancor as a corporate landlord in the residential rental market. A mixed-methods approach was adopted for this analysis, combining the study of public regulations, in-depth interviews, and the tracking of financial statements.
